The Rental

What you get for a day

Up to a ten-hour rental block. Weekday minimums begin at four hours for corporate events, and all of our events end at 11pm.

Smaller event? No worries. There is no food and beverage minimum, making our venue a great option for smaller gatherings.

Our culinary team handles your menu based on your input, all quoted separately from the room rental charge.
Setup and breakdown – we set up your pre-determined floor plan and we break it down. If we’re doing your decor, just show up! If you’ve created your own decor, bring it in and take it out, and we’ll do the rest.

Capacity and light

The main room

Up to 150 seated for meals, up to 300 for a cocktail reception. Floor-to-ceiling glass doors run the full length of the water side, opening onto our covered patio when pushed open. The windows face northwest, so you’ll get gorgeous afternoon sunlight year-round. Seaplanes come in low over the water through the afternoon. Nobody plans for that, and every guest watches it.

The Dock

Optional dock rental

We are privileged to offer dock rental alongside our venue for much of the year. This option requires an additional rental contract and insurance. There are some size restrictions and seasonal limitations, but we’ve had some amazing events that have incorporated our dock – from sleep-aboard sailboats to Duffy boats offering 20-minute cruises, we’ve done it all! Chat with us about your vision and let’s incorporate it into your event.

  • Some rentals require a minimal fee.
  • Dock use requires a vessel and isn’t available for mingling only.

Main room + covered patio

Two zones, one booking

Our covered patio is a great place for guests to take in the water during a floor flip, or simply enjoy happy hour before a corporate dinner. The doors push shut during your presentation, and we can quickly open them again for extra mingling afterward.

Guests love this space year-round — a warm fireplace from fall through spring and amazing sunsets in the summer. It’s also a welcome reprieve for anyone who needs to rest their feet and get off the dance floor.

Our hearth also makes a beautiful backdrop for photos!

    Built in, with a draft system. No rented back bar eating floor space. We offer fully hosted and non-hosted options — we’re super flexible!

    A gas fireplace and a roof, which in Seattle means it is usable in the winter. Guests spill outside without anyone checking the forecast first.
  • The culinary team.
    Our reviews are exemplary for a reason – our team is amazing! It’s fresh, homemade, and hot.
  • The ready room.
    For getting ready before a big event or for costume changes. Comes with full-day rentals.
  • Coat check.
    A full room at the entrance.
  • Audio and visual.
    A ceiling-mounted projector and screen, access to our house computer, microphones, and four Mackie speakers for amazing sound.
  • What comes with the rental.
    Tables, chairs, plates, utensils and glassware, plus setup and breakdown of your floor plan.
  • Optional services.
    In-house linen service, tabletop and centerpiece decor rentals, floral, and event planning.
