What we do

A room on the water, and
everything that goes in it

Venue, kitchen, bar, florist and coordinator, all at 3229 Fairview Ave East on Lake Union. Book the room and use what you need — or send the kitchen to you.

The short version

Most venues hand you a room and a list of vendors. Here, the vendors are already in the building.

Four kinds of event happen here — weddings, corporate days, mitzvahs and fundraisers — and three services run underneath all of them: catering and bar, floral and décor, and planning. Pick the event and we’ll show you how the room works for it.

Up to 300 standing, up to 150 seated, no food and beverage minimum, ten consecutive hours ending by 11pm. The kitchen also travels — off-site catering across Seattle and the Eastside.

What are you planning?

Each page covers the same things in the same order — how the day runs, what comes with the room, capacity, the practical version, and the questions people ask first — so you can compare us against anywhere else.

Weddings & rehearsal dinners

Waterfront weddings on Lake Union

Ceremony on the covered patio or in the main room, dinner at rounds for up to 150, dancing once the tables clear. Rehearsal dinners bookable on their own.

Corporate events

Daytime meetings, evening receptions, off-site days

Ten consecutive hours from as early as 7am. Catering from the kitchen forty feet away, a real bar for the part after the agenda.

Corporate events
Guests talking and drinking on the covered patio railing above the Tyee Yacht Club dock, with string lights overhead.

Bar & bat mitzvah

A service, a party, one building

Room for the whole family, a dance floor for the kids, and a kitchen in the building.

Bar & bat mitzvah
The covered patio set for a ceremony, with a floral arch framing the railing and a woven aisle runner leading to it.

Fundraising events

Galas and auctions without the hotel markup

Up to 300 standing or 150 seated, no food and beverage minimum, and one coordinator who has run the auction paddle-raise before.

Fundraising events
Guests seated at rounds in the main room during a toast, with hanging ferns and disco balls above and a floral arch at the front.

By service

What runs underneath

Three services, all in-house, none required. Some clients book the room and the kitchen and bring their own planner. Some book the kitchen alone and never see the room.

Catering & bar

Menus built around your requests, cooked in the building. The bar is built in, with draft. The kitchen also travels — off-site catering across Seattle and the Eastside.

Catering & bar service

Floral & décor

Designed in-house alongside your menu and floor plan, by someone who knows how tall a centrepiece can be before it blocks the water.

The room

One room, every event

Whatever you’re planning, it happens in the same building: a main room with the lake in the windows, a covered patio with a gas fireplace, a built-in bar with draft, a bridal suite, coat check and a private dock.

  • Capacity — up to 300 standing, up to 150 seated. Fifty is fine.
  • Minimum — none, on food or beverage.
  • Rental — ten consecutive hours, anywhere in the day, ending by 11pm.
  • Arrival — coat check at the door; a private dock for guests by boat.

Not sure which you need

You don’t have to pick a page. Tell us the date and the guest count and we’ll tell you what fits.

A fundraiser with a seated dinner, a corporate day that turns into a party, a rehearsal dinner without the wedding — most events sit between two of these pages. One coordinator answers, within two business days.

It’s a working venue rather than a showroom, so we book you a time and someone walks you through it properly.
